Register a property purchase (sale deed) and pay stamp duty

Property sale deeds must be registered with the state's Sub-Registrar office under the Registration Act, after paying stamp duty and registration fees, which vary by state. Many states use online systems (including the National Generic Document Registration System, NGDRS) for appointments, valuation and e-stamp payment.

This service is run by state governments, so the portal and process depend on where you live. Find your state or ask below with your state name.

Steps

  1. 1

Check the property's title, encumbrance and land records; verify RERA registration for new projects

  2. 2

Calculate stamp duty from the state's guideline/circle rate and pay through e-stamping or the state portal

  3. 3

Draft the sale deed, enter details online and book a Sub-Registrar appointment

  4. 4

Buyer, seller and two witnesses appear with originals for biometrics and signatures

  5. 5

Collect the registered deed and then apply for mutation in revenue/municipal records
