Check land records and apply for mutation
Land records (record of rights such as Khatauni, 7/12, Jamabandi, Pahani or Patta) and cadastral maps are maintained by state revenue departments, and most states have online portals. Mutation updates the owner's name in revenue records after a sale, inheritance or gift.
This service is run by state governments, so the portal and process depend on where you live. Find your state or ask below with your state name.
Steps
- 1
Find your state's land records (Bhulekh/Bhumi) portal and search by district, village, survey/khasra number or owner name
- 2
Download the record of rights (digitally signed where available) and check the ULPIN (Bhu-Aadhaar), a 14-digit land parcel ID, where issued
- 3
For mutation, apply online on the state portal or at the Tahsil/revenue office after registration of the sale deed or on inheritance
- 4
Respond to the notice period for objections; mutation is approved by the revenue officer and the record is updated
Documents
- Registered sale deed/gift deed
- Death certificate and legal heir/succession certificate (inheritance)
